This 30 Day FREE Inspection Protection Guarantee entitles the buyer the right to another inspection at NO COST on another comparable / similar size & foundation home within 30 days of the original inspection if the deal goes south for ANY reason. In other words, if you end up NOT buying the home for ANY reason, we will inspect another home for you within 30 days at NO ADDITIONAL COST. After 30 days from the original inspection, our standard rates will apply.
This Inspection Protection Guarantee must be purchased, for only 10% of the price of the first inspection, at the time of booking the first inspection! If it is not purchased when booking the first inspection it is no longer available.
Our Services:
Our inspections include the structural / electrical / mechanical & plumbing systems of the house.
If you need a good termite or pool inspector, we can arrange for them to be out there at the same time, you pay them separately, or you can get your own termite or pool inspectors, your call on that.
On the structural inspection,We will walk on the rooftop whenever it is safe and accessible for us to do so, check the entire roofing system, check all roof penetrations, we’re the ones who crawl thru the attic checking for water penetration, proper framing, load bearing walls, inside and outside, down to and including the foundation system. So structurally we’re checking the house from top to bottom.
(If 3 or more story roof: Due to the risk factor, our inspectors can not get on a 3 or more story roof. We can arrange to have a professional roofer join us at the property to inspect the roof, at a charge of about $225, otherwise we will inspect it from the underside, paying special attention to all areas for water penetration.)
(If Pier & Beam home: On Pier & Beam we physically crawl below the house to determine if that unlevelness in the house above is typical for an older structure, caused by normal settling, or if there is something structurally significant in need of repair below the house.)
On the electrical system, we go from the electrical service panel, where your breakers are, to every accessible outlet, switch, ceiling fan, and light fixture that you have in the house.
The mechanical inspection includes your central air conditioner and heating units, and all the built in appliances in the house, such as the oven, microwave, dishwasher, garbage disposal, and garage door opener.
On the plumbing inspection we check for proper operation of all your sinks, faucets, commodes, bath tubs, showers, and water heaters.
