Every month, our inspectors compare notes. Patterns emerge—not from headlines, but from what’s actually happening in attics, crawlspaces, framing stages, and mechanical rooms. Here are a few field observations we’ve been seeing consistently.
More frame inspections, fewer surprises
Builders are offering incentives to close contracts, which has led to an uptick in frame inspections. The difference this year is preparedness. Unlike previous cycles, we have multiple inspectors trained and qualified to handle frame inspections, allowing us to meet demand without scrambling.
Older homes are showing heavier deferred maintenance
Many buyers are purchasing older homes, and when deferred maintenance is present, it tends to be significant. Electrical grounding issues, aging water heaters, and outdated systems are common findings. These homes aren’t “bad houses,” but they do require realistic expectations and informed decisions.
New builds are outpacing renovation-focused purchases
We’re seeing more new construction activity than investor renovation projects. Buyers appear to be prioritizing long-term stability and builder incentives over short-term renovation plays.
Listings don’t always tell the full story
It’s increasingly common to arrive at a home that looks nothing like its listing photos. In many cases, the original structure was taken down to the frame and rebuilt. This reinforces the importance of inspections as a reality check, not just a formality.
