Easing Costs Are Bringing More Houston Households Into the Market

We've noticed something encouraging on our inspection schedule lately: plenty of Houston households are buying homes.


And there may be a good reason for it.


Buying a home has become a little more affordable.


Houston-area mortgage rates eased during the second quarter, while the median home price dipped slightly. Neither change was dramatic by itself, but together they made a meaningful difference: 40% of Houston-area households could afford the median-priced home, compared with 36% a year earlier.


That's a noticeable shift—and potentially a lot more people able to seriously consider buying.


The timing also makes sense. Summer is traditionally moving season for families with school-aged children. June, July, and early August bring that familiar scramble to find the house, close, move, unpack and somehow locate the backpacks before the first day of school.


Now the school year is underway and that particular rush has passed. The market has slowed a bit, buyers have more homes to choose from, and many have a little more breathing room to make their decisions.


Mortgage rates certainly aren't low, and nobody is suggesting Houston houses have suddenly become cheap. But affordability doesn't always improve through one enormous change.


Sometimes several numbers just need to move a little in the right direction.


And right now, that's helping put homeownership within reach for more Houston households.
