Warranty Inspections
What Is a Warranty Inspection?
A Warranty Inspection (also called an 11-Month Inspection) is a comprehensive home inspection performed just before your builder’s one-year warranty expires. It gives you a professional, documented list of issues your builder may still be responsible for — so you’re not stuck with expensive repairs after your coverage ends.

Why Get a Warranty Inspection?
Even in newly built homes, issues can develop within the first year — some that aren’t visible to the untrained eye. Our licensed inspectors commonly find 25 to 50 concerns during these inspections, such as:
-
Roofing defects
-
HVAC or plumbing issues
-
Electrical and fire safety hazards
-
Gas leaks
-
Poor drainage
-
Building code violations
In many cases, builders are required by law to fix these problems if they’re identified during the warranty period.
What’s Included in the Inspection?
Fox Inspection Group takes a thorough, room-by-room approach to identify potential warranty-related defects — inside and out. You’ll receive:
✔️ A detailed, photo-rich digital report within 24 hours
✔️ A clear summary you can submit directly to your builder
✔️ A licensed, professional inspector who knows what to look for
✔️ An inspection that typically lasts 3 to 5 hours — because shortcuts don’t catch problems
When Should You Schedule It?
We recommend scheduling your Warranty Inspection during your 11th month of ownership. That ensures you have time to submit the findings to your builder before your warranty expires.
